Roof and Terrace Waterproofing

Roofs and terraces are the surfaces of a building most directly exposed to rain, snow, UV radiation and day-night temperature swings. When their waterproofing is missing or worn out, the consequences show quickly: damp stains and blistering paint on top-floor ceilings, corrosion of the concrete reinforcement, spalling plaster and steadily growing repair costs. The point where a leak appears is very often not the point where water enters the structure, which is why roof waterproofing is not a job to patch over with paint or minor repairs but a technical problem whose source has to be identified correctly.

A lasting solution depends on getting two things right: selecting a system that matches how the roof is used and its current condition, and executing the details flawlessly at drains, parapets, chimney bases and expansion joints. In practice, most failures originate not on the open field of the roof but at these details. Applying the right material with the wrong details produces the same outcome as applying the wrong material with the right details: a leak that keeps coming back.

Where Is Roof Waterproofing Needed? Accessible and Non-Accessible Roofs

Roof waterproofing comes up in three typical scenarios: building the system correctly from the start on a new building before the finish layers go on; renewing the waterproofing on an existing roof once leaks appear; and addressing waterproofing together with the renewal of the roof covering or thermal insulation. In all three cases the first step is the same: inspecting the existing layers, falls and drainage points on site. The trace of a leak on a ceiling can be metres away from the actual damage in the membrane, which is why no system should be proposed without a survey.

The first question that drives system selection is how the roof is used. On non-accessible roofs — surfaces reached only for maintenance — the waterproofing remains exposed as the final layer, so UV resistance comes first; slate-surfaced bituminous membranes or synthetic membranes are the usual choice. On accessible roofs and terraces, the waterproofing is planned for foot traffic and the load of the finish build-up: it is either covered with a protective screed and paving, or a liquid-applied system that can be walked on directly is used. A system chosen without making this distinction means either unnecessary cost or premature wear.

Whichever system is selected, the critical zones of the application are the same. In our site experience, the great majority of leaks originate at the following points:

  • Around roof drains and rainwater gutters
  • Parapet bases, wall junctions and coping undersides
  • Chimney, antenna and mechanical equipment plinths
  • Expansion joint lines and structural joints
  • Skylight edges and roof access door thresholds

Membrane or Liquid-Applied Waterproofing? System Options

Polymer-modified bituminous membrane application is the most widespread and proven method in roof waterproofing. The membranes are torch-welded at the seams and, on critical roofs, laid in two staggered layers, producing a continuous and verifiable water barrier. On non-accessible roofs, a slate-finished top membrane provides UV protection. We work with a range of proven product lines in these systems. TPO and PVC synthetic membranes are lightweight single-layer systems whose seams are joined by hot-air welding. They offer advantages on wide-span industrial buildings, light metal roofs and fast-track projects, and can be detailed as mechanically fixed or ballasted. In this group we install a range of proven systems; a 1,200 m² Ravaproof application was also completed under this scope.

Liquid-applied waterproofing builds a seamless membrane from polyurethane, hybrid or cementitious elastic materials applied in coats by brush, roller or airless spray. Its strongest points are the absence of seams and easy adaptation to complex geometry, which is why it stands out on detail-heavy terraces and in refurbishment work.   • Type of existing covering and whether it will be removed

Terrace Waterproofing and Waterproofing over Existing Tiles

Because terraces are effectively accessible roofs, their waterproofing has to be planned together with the falls, drainage and finish layers as a whole. A classic terrace build-up consists of a screed to falls, the waterproofing layer, a protection layer and the finish. Minimum falls must carry water to the drain without interruption, the waterproofing must be turned up the parapets to a sufficient height, and the paving joints must be resolved so that they do not take in water. Terrace waterproofing lasts when this entire chain is built correctly.

On existing terraces in use, the question we hear most often is whether the tiles have to come up. Waterproofing over existing tiles can be done without removal, using polyurethane or hybrid liquid-applied systems, provided the substrate is sound and suitable for adhesion. Before application, the floor is checked for hollow and debonded areas, the joints and drain details are prepared, and the coats are applied over a system-compatible primer. With a UV-resistant top coat the surface can be walked on directly, and a new finish can be laid over it if preferred. Because this approach eliminates demolition, debris removal and re-tiling from the bill, it is a serious advantage in refurbishment work.

A terrace renovation is also the right opportunity to treat roof insulation as a whole. In the inverted roof detail, where thermal insulation is resolved together with the waterproofing, compression-resistant XPS boards are placed over the waterproofing layer; the membrane is protected from temperature swings and mechanical impact while the building's energy loss is reduced. We use leading thermal insulation products in the thermal insulation layers, combining the two insulation disciplines in a single project under a single responsibility.

    Free Site Survey and Fault Diagnosis

    The roof or terrace is inspected on site; the existing layers, falls, drains and leak traces are assessed to locate the point where water enters the structure.

    A system matched to the roof's use, the existing covering and the area is defined; a proposal based on a technical specification, covering application details and materials, is submitted.

    Surface Preparation

    Blistered and debonded layers are removed and the surface is cleaned; the falls are checked and, where needed, a screed to falls or a levelling layer is applied.

    Detailing of Critical Points

    Drain surrounds, parapet bases, pipe penetrations and expansion joint lines are prepared with fillets, detail tapes and collars; this is the most critical stage of the waterproofing.

    Primer and Main Waterproofing Layer

    After a system-compatible primer, the bituminous membrane is torch-welded, the synthetic membrane is laid, or the liquid-applied waterproofing is built up in coats; coat thicknesses and overlaps are checked.

How are roof waterproofing prices determined in Istanbul?

The price depends on the area, the system to be selected, the condition of the existing covering, the density of details and access to the roof. Can a terrace be waterproofed without removing the existing tiles?

Yes. If the substrate is sound and the adhesion checks pass, waterproofing can be applied over the existing tiles with polyurethane or hybrid liquid-applied systems. Once the joints and drain details are prepared, the seamless coating becomes directly trafficable with a UV-resistant top coat. If the floor shows widespread hollow or loose areas, local repairs are carried out first.

What is the difference between waterproofing an accessible and a non-accessible roof?

On non-accessible roofs the waterproofing layer remains exposed, so UV resistance comes first; a slate-surfaced membrane or a synthetic membrane is preferred. On accessible roofs and terraces, the waterproofing is planned for foot traffic and finish loads: it is covered with a protective screed and paving, or a walkable liquid-applied system is used. This distinction directly determines the system selection.

Should I choose a membrane or a liquid-applied system?

Both are lasting solutions when applied correctly; the choice depends on the conditions of the roof. On large, regular surfaces, bituminous membranes or synthetic sheets offer speed and control; on detail-heavy terraces and in refurbishments done without removing the finish, seamless liquid-applied systems stand out. In which season should roof waterproofing be done?

The ideal conditions are a dry substrate and the temperature range specified by the manufacturer, which makes spring, summer and autumn the most suitable periods. Work is also possible in dry winter weather, with the material selection and application plan adjusted accordingly. If a leak has already started, waiting for the season only grows the damage; at the very least, the survey for diagnosis and temporary measures should not be postponed.

How long does the work take, and can the building stay in use?

The duration depends on the area, the layers to be removed and the selected system; an average residential roof and a large industrial terrace do not follow the same programme. Since the work takes place at roof and terrace level, the everyday use of the building is uninterrupted in most projects. A clear work programme is provided after the survey.
