Liquid-Applied vs. Membrane Systems: Choosing the Right Build-Up
Two main system families are used in parking deck waterproofing: sheet membranes that are rolled out and liquid-applied coatings built up in coats. On the membrane side, double-layer polymer-modified bitumen sheets are the most common solution; certified product ranges include root-resistant grades for use beneath landscaping. Above it come a geotextile fleece, a drainage board and a filter layer; without these layers carrying water quickly off the slab, even the best membrane works under constant water pressure. In an inverted roof build-up, XPS thermal insulation boards can be added on top of the waterproofing; certified products are used in these layers. Site Survey and Project Review
The slab condition, falls, drain and movement joint layout and any leak traces are inspected on site; drawings and ground information are reviewed where available. The survey concludes with a system proposal and a technical specification.

Removal and Surface Preparation
Existing paving, soil or old waterproofing is removed where required. Damage in the concrete surface is repaired with repair mortar, a sloped screed directing water to the drains is cast if needed, and the surface is primed.

Detail Work
Movement joints receive tapes matched to their movement capacity, column and wall junctions receive coves and reinforcement layers, and drains and pipe penetrations receive purpose-made detail components. Because most leaks start at these points, details are completed before the main field layer.

Application of the Waterproofing Layer
Depending on the chosen system, double-layer bitumen membrane is laid with staggered overlaps, or the liquid-applied system is built up coat by coat until the specified consumption is reached. Overlap widths and film thicknesses are checked throughout the application.

Once the waterproofing is complete, the area is flooded in sections for a water test. Work does not proceed to the next layer until the system's performance is confirmed by inspection from the car park below.
